I realized while putting together the last 2 posts that before I start the individual units that I need to address who the owners of the park have been and who they are currently. To tie this all in to the corruption I am going to show you what it takes to get a business license for a manufactured home park and how they did not follow the rules to get their license and how the county and start are now implicit in this crime of allowing this fraudster to run an illegitimate business.
To be able to sell or rent homes you have to have this special license. As I covered in an earlier substack NO ONE in this company has one of these licenses.
Here are the laws and where I pulled them from as to what it takes to get a business license from Clark County Nevada. Clark County code on business licenses Code of Ordinances | Clark County, NV | Municode Library
Basically this states that all licenses and permits become null and void when there is a change of ownership so they all need to be redone. This includes safety seals, certificate of occupancy, Fire Department, etc. As you will see in future posts the only time that any owner has gotten a safety seal or certificate of occupancy is when the trailer was installed. They have NEVER gotten an updated one when the business has changed hands. Right here in (C) Or is determined necessary by the director to ensure compliance with this code and to provide for the public peace, health, safety, order, and welfare. By the state not following through with their duties to make sure that all the citizens at LVMP have a safe, healthy, clean, and peaceful place to live.
Why LVMP should not have their license and why it should be revoked. Code of Ordinances | Clark County, NV | Municode Library.
(A) LVMP currently has a business license but it's pretty funny that they do not have a single permit that they were supposed to get from Code, Building, SNHD, etc. They did get some Fire permits but they were done fraudulently.Â
They need special permits from:
Fire Department
SNHD
Building Department
Water Conservation
Code Enforcement
Manufactured Housing Division
Zoning Department
Public Works
(d) May not be required are the operative words here. But because of the safety and health aspects they should be.
(e) same as d.Â
(f) As we go along you will see a NOV (Notice of Violation) where one of the property managers is begging the inspector to rescind or drop the NOV so they can get their license. This is the permit that tipped me off to the requirements that you have to have to get your business license.
Other required permits Code of Ordinances | Clark County, NV | Municode Library
State licenses required
Must have current Safety Seal and Certificate of Occupancy for each unit to get the State License.
Clark County install permits
Code of Ordinances | Clark County, NV | Municode Library
At ALL times the parks MUST be maintained in conformance with all applicable land use codes and Clark County Building, Electrical, Plumbing and Mechanical codes.Â
It is unlawful to occupy any manufactured home that has not received Clark County approval for placement, inspection, approval of all applicable permits IE: building, plumbing, electrical, mechanical etc.
Tomorrow I will Post all the licenses that I have proof of. Here I have been worried that I was not going to post much this week, but I have been super duper productive today at getting these articles ready and have set them to publish on their own. Once I get into a good rhytm things will run a lot better.
